What to understand

A qualifying second home and an investment property are not interchangeable. The actual intended use should drive the financing. Property type can also change the program: a detached coastal house, standard condo, condotel, and short-term-rental-heavy project can require different review. Insurance and HOA information may also affect the payment and closing.


Questions worth answering early

  • How often will the buyer personally occupy the property?

  • Will it be rented when the buyer is away?

  • Is it a standard condo or condotel-style project?

  • What insurance should be budgeted?

  • What reserves will remain after closing?
