NOLA Lending currently lists jumbo loans within its non-agency program menu. A jumbo loan is not simply a conventional loan with a larger balance. Credit, reserves, income documentation, appraisal, and property requirements can differ by program and investor.


What to understand

High-value borrowers can also have more complex financial lives. Assets may be invested, held in a business, or spread across multiple accounts. The lender needs time to understand liquidity, reserves, income, and the property. Unique luxury homes, coastal properties, and certain condos may also need additional valuation or project review.


Questions worth answering early

  • How will income be documented?

  • How much liquidity will remain after closing?

  • Is the property unique or difficult to compare?

  • Is the property a condo or coastal home with added review?

  • What reserve requirements apply to the selected program?
